How to Present your Property

When it comes to selling property, first impressions count. With the majority of buyers searching for property online, the decision on whether to view a property can be strongly influenced by how a property presents in photographs.

The importance of property presentation doesn’t stop there. Staging a property for viewings can have a big impact on how buyers perceive a home and by using the right techniques, presentation can go a long way towards maximising the selling price.

Here are our top hints and tips for property presentation:

#1 Declutter

Throw out or store excess furniture and household clutter out with the home. Avoid storing items in the loft or garage as these are areas that viewers love to explore and clutter can make these spaces feel smaller. When it comes to kitchens and bathrooms, keep the surfaces clear and clean.

#2 Keep things neutral

Viewers need to be able to envisage themselves living in a property and this is easiest when décor is neutral and the number of personal objects is limited. Neutral décor is also likely to appeal to a greater number of buyers and make your home appear bigger and brighter.

#3 Don’t forget your outdoor space

Buyers are not only purchasing indoor space but also the outside of your property and the attached grounds. Taking the time to tidy up the garden by mowing the lawn, weeding the patio, adding colour with some flowers and even giving the front door a fresh coat of paint can make all the difference to securing a successful sale.

#4 Complete minor repair jobs

There has never been a better time to complete those pesky household jobs that you have just been “meaning to get round to”. Replacing sealant in the bath/ shower, attending to cracks in plaster or even little things like replacing dull/ broken lightbulbs can have a huge effect on making your property more attractive to buyers.

#5 Remove bad smells

Have pets or smoke indoors? It may be time to invest in some plug in air fresheners or scented candles. As minor as the odour of a pet, smoke or even mould may be to you, buyers have been put off countless times by the smell of a property. Before viewings take place, try and aerate all rooms, perhaps take the time to clean the fabrics in your home and apply fresh bedding.

#6 Finishing touches

Make your home look desirable by adding some aesthetic finishing touches. Make up the beds with fresh linen (remember to plump those pillows!), turn on lamps and add some colour to your home with a bowl of fruit in the kitchen or a vase of flowers on the coffee table.
